- Screen potential tenants and arrange viewings
- Feedback on viewings and comments made by potential clients
- Take up references
- Draft rental agreement and sign as your agent
- Obtain bond and first month rental, transfer funds
- Take meter readings
- Advise tenants to obtain tenant insurance protection against accidental damage to Landlord's property
- Prepare an Inventory and schedule of condition of the property
- Arrange for Gas Safety check when appropriate
- Arrange for provision of keys to tenants and management team
- Transferring utilities and other bills into the names of the tenants
- Holding bond on behalf on Landlord and tenant until end of tenancy
- Collect rent and forward balance due to Landlord
- Periodic viewings of property to ensure it is in good condition and well maintained, tenants are complying with the terms of the tenancy
- Compile list of repairs and maintenance for your approval
- Arrange for repairs and maintenance, purchase items on your behalf
- Arrange for Annual Gas and Electrical Safety Checks and maintenance
- Serve notices of possession
- View property at the end of tenancy. Dealing with dilapidations and return of the bond
For an initial set up fee of a half month rent, plus a monthly property management fee of ONLY 10% for 1 property and 8% for 3 or more properties (plus VAT if applicable).
